Developers threaten 734 houses on Green Belt land at Nuthall.

Anna Soubry has been informed by developers that they intend to apply for planning permission to Broxtowe Borough Council to build 734 houses on Green Belt land at Woodhouse Way Nuthall. Anna has contacted local parish, borough and county councillors to oppose the plans.

"The developers are relying on Broxtowe Borough Councils flawed target of 6,150 houses which is not based on our housing needs. We predicted applications from developers to build on our Green Belt as we only have enough brown field land for 3,000 - 3,500 houses. The Borough Council is giving out all the wrong messages, making Green Belt sites a priority and not encouraging development on brown field sites."

Anna added "This part of the constituency of Broxtowe is already suffering from excessive traffic congestion and 734 houses means almost an extra 1500 cars on our roads. It is unacceptable madness to build this quantity of housing in Nuthall and especially on what little Green Belt land we have."

Peveril Securities has lodged an application with Broxtowe Borough Council to develop Green Belt land off Stapleford Lane in Toton (October 2012).

Anna Soubry said

“This large piece of Green Belt land is vital to Toton, it provides a great open space and prevents sprawl between Toton and Stapleford. The plans include an 80 bedroom hotel. With almost 800 houses on the site there is no way the already over congested roads could cope with the increase in traffic.

The Labour / Lib Dem Council at first made the Green Belt land at Toton one of their ‘preferred sites’ and only saw sense after a local residents protested with  public meetings we organised  and after I raised the matter in Parliament. But their reckless action put the Toton site at risk of an application as local Conservative Councillors and I predicted. Sadly we have been proved right. Broxtowe does not have to accept the target of 6150 houses and we have enough brown field land for over 3,000 homes. Broxtowe’s Labour/Lib Dem coalition should be developing land at Boots to provide hundreds of homes, not encouraging Green Belt development. It is nothing short of scandalous. In the meantime they still refuse to assess Broxtowe’s housing needs and instead have decided to take Nottingham’s overspill onto Green Belt land.”

Green Belt land should not be built on

Green Belt land exists to stop urban sprawl and protect the identity of communities. If Field Farm is built on there will hardly be any land left between Trowell and Stapleford. Tell the planners what that will mean to you and our community.

The traffic congestion will be made even worse

The traffic on Ilkeston Road, Coventry lane, the A52 is intolerable now imagine what it will be like with an extra 450 houses and 800 cars on Field Farm and then tell the planners.

The plans are bad for building a community and improving Stapleford

The plans show another large development without proper opens spaces for children to play and adults to enjoy. There are no additional community facilities, no improved roads, no benefit for Stapleford. Just hundreds of more commuter houses.

Field Farm is a great open green space

Tell the planners if you use the fields. Tell them what Field Farm means to you and your family.

Broxtowe Borough Council votes for housing target of 6,150

The Borough Council met on Wednesday May 16th and every Labour and Lib Dem Councillor (save for Lib Dem Steve Carr who represents Beeston North) voted for the housing target of 6,150 in a document that selected Field Farm at Stapleford, a Green Belt site as ready for development. Not one Stapleford Councillor (Labour nor Lib Deb) spoke up for Field Farm and all voted to hand it over to the developers.

"They could have at least abstained and represented their communities" said Anna Soubry "Only Conservative Councillors voted to defend the Green Belt and to accept a target of about 3,000 homes to be built on brown field sites".

The document Labour and Lib Councillors voted for (save for 1 Lib Dem) is attached at the foot of this web page and is called Greater Nottingham Alligned Core Strategies. It make Field Farm a site for development with 350 homes at Awsworth (all Green Belt land), 200 at Brinsley (Green Belt land), 1,400 at Eastwood in which the Council has designated Greasley, Newthorpe and Giltbrook, and 600 at Kimberley. Eastwood and Kimberley will include some brownfield land (we think!).

The document identifies 550 houses on the Boots site in Broxtowe. A total of 3,550 .

The Council says there is enough brown field land for just over 3,000 houses leaving the remaining 3,150 to be put on Green Belt land.

 Anna Soubry has been given assurances by Ministers that Broxtowe does not have to accept the housing target which was set by the last Government. Even Labour's Shadow Housing Minister said brownfield sites should be developed first and stated protecting Green Belt land was Labour Party policy.

Anna held a debate in Parliament on the future of the Green Belt which attracted widespread support.

Anna has held public meetings in Toton, Greasley and Stapleford and attended two organised by Nuthall Parish Council.

"Hundreds of people have attended meetings and made it clear they do not want to lose their precious Green Belt land".

 Residents in Toton were pleased when green belt land to the north of the area was removed from the Council's list of "preferred sites" but a closer look at the Councils documents sees it is back at the top of list with Field Farm north of Stapleford. There is a planning application with the Council for 450 houses on Field Farm and plans for 850 houses on Green Belt land north of Toton.

Broxtowe is the most densely populated Borough in Nottinghamshire with very little green belt; the only places to build new houses are either brown field sites or green belt land. Unlike other parts of the country all our fields are green belt and although the Government has promised to continue to protect it, Broxtowe Borough Council have agreed thousands of houses should be built on it.

The controlling Labour/Lib Dem group has agreed to a target set by the previous Government which Conservative Councillors say it is far too high.

Anna Soubry MP believes Broxtowe has made a number of flawed decisions "Unlike Broxtowe, Rushcliffe consulted with residents first, they then draw up a plan determined their own housing figure.  This is something Broxtowe could have done and which I have urged them to do for the last year but they have refused to." said Anna

" The Government has made a commitment to maintain the special protection given to green belt but if the Borough accepts building on green belt they will make it almost impossible to stop the developers". Anna has spoken to the Secretary of State, Eric Pickles who agrees Broxtowe should not accept a target before consulting with people. Last year Eric told the House of Commons " the green belt will be protected under this coalition Government, unlike under the previous Labour Government, who promised to build on it."

The Leader of the House of Commons said "What comes out of the recent debate in the press is the importance of local authorities having a local plan, so that there is some certainty on which areas are designated for development and which are not. The allegation is that if there is no plan, there will be a free-for-all, but that is simply not the case. Authorities must continue to abide by the national policy framework, which gives specific protection to the green belt, areas of outstanding natural beauty and sites of special scientific interest."

Broxtowe has also in effect given the go-ahead to allow developement on two green belt sites - Field Farm between Stapleford and Trowell and on the fields currently separating Toton and Stapleford. " Broxtowe is in real danger of being concreted over; a huge urban sprawl of housing developments swallowing up towns like Stapleford, Trowell and Kimberely and destroying communities like Toton, Watnall, and Nuthall. The Localism Act  returns powers to local people but Broxtowe seems determined to rail road their plans in the face of the views of residents throughout the Borough who value our green belt".
